Pristine, gently rolling 40-60 acre high mesa horse ranches

Horse lovers and outdoor-oriented families with a strong appreciation for wildlife and ranching values will find North Gurley Reserve easy to call home and a relaxed secure get away from the turmoil of today's uneasy world.

Our high mesa ranches offer all day sun and spectacular 360-degree views of the San Juans around Telluride, the Cimarons at Ouray and the LaSalles above Moab.

Horses, round-ups and cattle drives are still a way of life in this working ranch country and, to encourage the ranching lifestyle, our covenants enable our owners to build a complete mountain ranch compound with main home, care-taker home, barns, corrals and outbuildings. Many of our ranch tracts have irrigation water available. Horses and other ranch animals are welcome!

Each North Gurley Reserve family will have access to four miles of riding/hiking trails within the ranch and co-op riding/hiking access to Gurley Lake Ranch and Gurley Canyon Ranch, offering miles of additional trails with horseback access to great fishing, exploring and lake recreation.

The Reserve name was chosen because the ranch abounds with wildlife and provides an important breeding ground, winter range and migration corridor for mule deer, elk and other wildlife. The Young Ranch along our eastern boundary is under permanent conservation easement as is the Gurley Elk Reserve one mile south.

Our reasonable priced North Gurley Reserve ranches are convenient to Norwood (6 miles), Telluride (40 miles), the Uncompahgre National Forest at the Lone Cone (5 miles) and the trout-rich San Miguel River (7 miles). Access to the ranch is by the wide paved Lone Cone/Delores Road with year-round maintenance. Nearby Norwood is a friendly ranch community with excellent restaurants, markets and services. Available at Telluride are world-class skiing and year-round cultural and entertainment events.

NORTH GURLEY RESERVE ASSOCIATION INFO

North Gurley Reserve Owners Association

The North Gurley Reserve Owners Association is a Colorado non-profit corporation, of which all North Gurley Reserve lot owners are members. The purpose of the association is to maintain and protect the common areas, interests and integrity of the development. The association managed by a Board of Directors, comprised of three North Gurley Reserve lot owners who are elected at the annual meeting. The North Gurley Reserve Owners Association has two operating committees appointed by the Board; The Architectural Review Committee and the Open Space, Trail and Irrigation Committee.

The Architectural Review Committee reviews plans for houses, fencing, driveways, landscaping and other property improvements to keep construction activity on North Gurley Reserve consistent with the Restrictions and Design Standards. The Open Space, Trail and Irrigation Committee manages the trails, roads, irrigation and the common open space in the community. It makes recommendations on habitat management, roads, trails and recreational use of the open space.

Each lot owner is required to pay annual dues, which shall be used exclusively for common operating expenses, the creation of reasonable reserves for things such as (i) supplemental snow removal expenses in above average snowfall years and (ii) supplemental road repair expenses in case of inclement weather; to promote the recreation opportunities, health, safety and welfare of the residents in the North Gurley Reserve; and for the improvement and maintenance of the streets, irrigation systems, open space, riding and hiking trails owned or maintained by the association.
